House Rules

HOUSE RULES Generally the rules are 'be a good neighbor.' House rules ensure your stay is enjoyable and safe, and allow us to offer an affordable rate. 1. HOUSE RULES Violation of any house rule is grounds for immediate termination of the reservation. Guests will be considered trespassing and subject to immediate removal from the property. 2. 3RD-PARTY RENTALS Only guests staying should book. Any 3rd-party rentals require host approval. Just let us know and we are likely to approve but need to know upfront. 3. OCCUPANCY LIMIT is no more than the max number on the reservation. No guests other than the number of guests on the reservation are approved, or a $15/night/person over the reservation guest number will be charged. If guests are undeclared, the host may trespass the additional guests for immediate removal. A reasonable number of non-overnight guests are allowed provided they follow the house rules and at the approval discretion of the host. 4. NO SMOKING of anything inside the units or in the common area thresholds, including vapes and/or marijuana, even if medically prescribed. This rule also applies to incense, oils, and/or candles that will leave physical residues and residual smells. Violation of this policy will result in a $250 penalty plus any cost associated with remediation and loss of revenue from booking cancellations. 5. CLEANING FEE of $150 base charge if the unit is left in unreasonable condition, plus additional cost of labor and/or supplies if required to remediate any issues. 6. LATE CHECK OUT Unapproved late check-out will be charged at $25 per 30 minutes past the scheduled check-out time. Our cleaning teams are scheduled immediately after check-out — late departures directly impact their time and our ability to turn the unit. If a late check-out prevents us from completing the turn in time for an incoming guest, the departing guest is liable for any damages including the cost of relocating the incoming guest and any lost reservation revenue resulting from the delay. 7. VALID PHONE NUMBER & 2-WAY COMMUNICATION A valid phone number must be available for the host to contact guests prior to and during the reservation. Virtual or spoof phone numbers are not valid. If the host is unable to reach the guest prior to or during the reservation via phone, the host may terminate the reservation. Guests must be responsive to messages with a reasonable response time of 2 hours. 8. ACCESS TO THE UNIT by the host with 1-hour notice must be allowed for repairs or maintenance. If the host determines there is an emergency need to access the property, access must be made available with no notice. 9. LOCAL RENTALS If you live within 50 miles of the property, or are considered 'local' at the discretion of the host, additional verification including government-issued ID, background check, and/or a refundable deposit may be required in advance of the stay. Local guests must notify the host prior to booking. If the additional verification items are not completed on the timeline indicated by the host, the reservation may be canceled. 10. LAWS Guests must follow all federal, state, and local laws during the stay. 11. SERVICE ANIMALS Service animals as defined by the ADA are welcome. Because this is a dual-use property where the owner and other guests may have allergies, we do need to ensure any animal on the property is a legitimate service animal. Per ADA guidelines, we are permitted to ask two questions: (1) Is the animal required because of a disability? (2) What work or task has the animal been trained to perform? We cannot ask for documentation or require the animal to demonstrate its task. Service animals must remain with their handler at all times and may not be left alone in the unit. No pet fee will be charged for verified service animals. Any damages caused by a service animal are the guest's responsibility. 12. PETS Non-service animals (pets) are only approved if the guest has listed the pet(s) in the guest details of the reservation and the host has acknowledged in writing that the pets are approved. Pets will incur a pet fee. Guests who book acknowledge that service animals and/or pets from nearby neighbors or other reservations may be on the property. Permitting pets or service animals does not mean the property has been pet-proofed. Pets must not be left alone, must remain on a leash, and you must provide waste bags and clean up after your pets. 13. PAYMENT METHOD Must be on file prior to booking or requesting/accepting an alteration request. The host may cancel the reservation if it is found after accepting the reservation request that a payment method is not on file. At the host's discretion, the guest may be granted 30 minutes from reservation confirmation to add a valid payment method. If the payment method is not added within 30 minutes, the reservation will be canceled at no penalty to the host. 14. NUISANCE is described as behavior inside or outside of the reserved unit including but not limited to loud music, partying, shouting/yelling, obnoxious behavior, and any activity which limits or prevents other residents and guests from enjoying the peace of their unit or the common areas. Any reported nuisance will result in a warning. Upon a second occurrence, the reservation will be canceled without refund. 15. PARKING & VEHICLES Each unit includes a 2-car garage. Limited guest parking may be available on the property but cannot be guaranteed — do not rely on it. Public street parking is available nearby. Do not park in any private lots adjacent to or near the property; unauthorized vehicles will be towed at the owner's expense. Parking is at your own risk and the host has no liability for damage or theft. All vehicles must be insured, registered, and in good working order with no major cosmetic or mechanical damage. 16. SURVEILLANCE & RECORDING Guests acknowledge that audio and video recording of the exterior of the building is in use, including but not limited to the parking area, front porch, and sides of the building, and may be stored. 17. COMMERCIAL ACTIVITY No commercial activity is allowed except standard work from home. 18. RESIDENCE No length of stay constitutes residency or tenant rights. Guests may not have mail or packages delivered to the unit address. Please use a local PO Box or Amazon locker service. 19. PESTS & WILDLIFE The property has year-round pest control including fumigation, spraying (interior and exterior), exterior bait boxes, and other standard methods to keep pests and wildlife out. Due to the property's age and location, guests may encounter insects or wildlife outside or inside the dwelling. To do your part, keep doors closed and keep any food source covered or stored. 20. PLUMBING AND NOTICE OF REPAIRS No material other than standard toilet paper should be flushed down the toilets. If a backup, overflow, or clog occurs as a result of improper material being flushed or poured into drains, the guest will owe the cost of the plumbing repair. Any obvious and visible repair needed that could cause ongoing damage to the property should be reported immediately to prevent further damage. 21. MINORS All minors (under 18 years old) must be declared on the reservation and must only be accompanied by guests who are part of the reservation. Minors should never be left alone at the property or in the care of someone not listed on the reservation (e.g., a local babysitter) without direct approval of the host. 22. CANCELLATION OF RESERVATION WITHOUT REFUND By booking you agree that you have read and agree to comply with these rules. Failure to comply may result in cancellation of your reservation and/or being asked to leave the property without a refund. 23.
